Preventing building collapse incidents—such as the recent Satya Niketan collapse in Delhi that claimed multiple lives—requires a strict multi-layered approach combining regulatory enforcement, engineering protocols, and community vigilance. Tragedies involving older buildings retrofitted into student paying-guest (PG) accommodations highlight critical vulnerabilities in urban management. Preventive actions must be divided into legal enforcement, engineering practices, and public guidelines. Aging and dilapidated structures must undergo periodic Structural Stability Audits. Following the Delhi tragedy, the administration has announced that uncertified older buildings will be banned from operating public facilities like PGs, schools, or nursing homes. Many collapses occur because owners build beyond permitted heights. The Municipal Corporation of Delhi (MCD) launched a war-footing drive to seal all unauthorised five-storey structures. Strictly enforcing height limits and the Urban Master Plan is vital to stop weight overloads.

Intensive inspections must look beyond structural integrity to curb illegal basement use, enforce fire safety standards, and restrict unauthorised commercial activities. Enforcing swift legal action, such as filing FIRs against negligent owners and dismissing complicit municipal officials, acts as a critical deterrent against substandard construction.

Major modifications—such as removing a supporting beam or breaking internal load-bearing walls during renovations—dangerously compromise stability. Removal of one of the beams that provide support to the building could make it susceptible to damage. Additional and Illegal constructions should be monitored and banned. These add-ons put extra pressure on the weight holding capacity of the building.

Project owners must employ licenced Architects and Structural Engineers with proven track records rather than unverified local contractors. Prior to renovations, a formal dilapidation report should be compiled.

Developers must use standardised, high-quality building materials rather than cutting costs with substandard concrete mix or inadequate steel reinforcement.

Thorough geotechnical investigations ensure that the structural foundation design matches local soil traits.

Above all, residents, tenants, and neighbours can spot structural distress before a failure occurs. Key indicators include deep structural cracks expanding across support beams, columns, or load-bearing walls. Spalling concrete, where chunks of plaster and concrete fall off, exposing rusted iron reinforcement rods, sagging floors or roofs, or doors and windows that suddenly jam and refuse to close due to shifting foundations. If one notices any of these structural red flags in one’s vicinity, immediately flag them to local municipal safety cells.

This is applicable to all cities, be they metros, an overbuilt capital city like Dehradun, or hill stations like Mussoorie. Construction is costly, therefore, a little bit of extra expenditure on comprehensive technical support is cheaper in the long run.
